Definitions for the key real estate, economic, and demographic terms used throughout the Stratara platform.

Cap Rate
Net operating income divided by property value; the yield an investor earns if they buy with all cash.
Cap Rate Spread
The difference between a market's prevailing cap rate and the 10-year Treasury yield; measures risk premium.
Composite Score
Stratara's 0–100 aggregate signal combining six index scores: investment, affordability, market heat, growth momentum, quality of life, and rental strength.

Demand Driver Density
A composite measuring the concentration of migration, employment, and demographic forces that produce durable occupancy demand.
Distress Index
A composite scoring the concentration of evictions, foreclosures, overdose rates, and social vulnerability in a market.

HPI
House Price Index; measures the pace of residential price appreciation, typically reported year-over-year.
M
Market Heat Score
Measures absorption speed, days-on-market, and list-to-sale price ratios; higher = faster market.
MF Pipeline %
Multifamily units under construction as a percentage of existing stock; elevated readings signal future oversupply risk.
R
Rent-to-Income Ratio
Median asking rent divided by median household income; a measure of housing affordability stress.
W
Working-Age Inflow %
The share of net in-migrants aged 25–54; a measure of economically productive migration.
