How does Stratara compute the fair-value cap rate?

fair_cap_rate = base_yield + illiquidity_premium + regional_risk - growth_credit + climate_load. Base yield is the live 10-year Treasury from FRED (never hardcoded). Illiquidity premium is 100bps fixed. Regional risk is derived from investment, safety, and climate spoke composites (0.50–2.50%). Growth credit compresses cap rates for fast-growing markets with a supply-pipeline haircut. Climate load is FEMA NRI EAL percentile piecewise-linear (0–200bps). The verdict compares the per-market fair cap against a national MF reference cap rate.
